How much does garage door repair cost in Philadelphia or Bucks County?
Most common repairs — a broken spring, worn rollers, a snapped cable or an opener gear kit — land in the low-to-mid hundreds depending on door size and hardware. We diagnose the whole door first, then give you a written price before any work starts, so you approve the number before we touch a tool.
How fast can you come out?

Do you charge for the estimate?

Why did my garage door spring break?
Torsion springs are rated in cycles, usually 10,000 to 15,000 on a standard build. Daily use, Pennsylvania temperature swings and unlubricated coils wear them out; most break after seven to twelve years. A loud bang followed by a door that will not lift is almost always a broken spring.
Can I replace a garage door spring myself?
You should not. A torsion spring stores hundreds of pounds of force and needs proper winding bars and correct cycle-rated sizing. Incorrect winding causes serious injuries and door damage every year. This is the one repair we always recommend a technician handles.
Should both springs be replaced when only one breaks?
Yes on a two-spring door. Both springs have the same age and cycle count, so replacing one leaves you with an unbalanced door and a second failure within months. Replacing the pair keeps balance correct and costs less than two separate visits.
My door closes and then reopens — is that dangerous?
It usually means the photo-eye safety sensors are misaligned, dirty or blocked, or the close force is set wrong. The sensors are a safety feature, so never bypass them; a quick realignment and force adjustment fixes most cases.
How do I know if my door is balanced?
Pull the opener release, lift the door halfway by hand and let go. A balanced door stays put. If it slams down or flies up, the spring tension is wrong and the opener is carrying weight it was never designed to lift.

Should I repair or replace my garage door opener?
Under ten years old with a failed gear, board, capacitor or sensor is usually worth repairing. Older chain units that grind, skip or lack rolling-code security are better replaced — a new LiftMaster Professional belt drive is quieter, safer and adds battery backup and phone control.
Why is my opener running but the door is not moving?
The trolley is likely disconnected from the carriage, the gear assembly is stripped, or a spring has broken so the opener cannot lift the weight. Stop cycling it — running an opener against a broken spring is how motors burn out.
Can you make my existing garage door work with my phone?
In most cases yes. If your opener is a recent LiftMaster or supports MyQ, we can add the module and set it up. If it is too old, we install a smart-ready unit and configure the app, keypads and remotes before we leave.
Do you program remotes and keypads?
Yes — remotes, exterior keypads, car-integrated buttons and app access are all programmed and tested as part of opener service or installation.

Which garage door brands do you install?
We install and service Clopay Pro Series, Amarr and General Doors Corporation doors with LiftMaster Professional openers. Being authorized on those lines means correct parts, valid warranties and hardware we know inside out.
How long does a new garage door installation take?
A standard single or double door replacement is typically a half-day to a full day, including removal of the old door, new track and hardware, spring sizing to the new door weight, opener setup and final balance and safety testing.
Is an insulated garage door worth it in Pennsylvania?
For attached garages, workshops and rooms above the garage, yes. An insulated steel door with a higher R-value cuts winter heat loss, reduces summer heat build-up and runs noticeably quieter — a real difference in our climate.
Can you match a door to a historic rowhome or a tight opening?
Yes. City rowhomes and older twins often need narrow openings, low headroom track and short-run springs. We measure the opening, headroom and backroom and specify hardware that actually fits instead of forcing a stock kit.

How often should a garage door be serviced?
Once a year for a typical household, twice a year for doors cycling many times a day or on commercial openings. A tune-up covers balance, spring tension, roller and hinge wear, cable condition, lubrication, sensor alignment and opener force settings.
How long should a garage door last?
A quality steel door lasts 20 to 30 years with maintenance. Springs run 7 to 12 years, rollers about 10, and openers 10 to 15. Annual service is what keeps the cheap parts from taking out the expensive ones.
What is covered by your warranty?
Parts carry the manufacturer warranty and our labor is warranted on the work we perform. You get the details in writing with your price, before work begins.
